I inevitably get the question from buyer “Is this house in a good area?”. My response is usually “Is this an area you would want to live in for years to come?” Here are some things you can do see if a particular area/subdivision is one that will help narrow down your choice of areas:
Research – Look into things that may be important to you such as demographics, crime rates, school stats, any future development in the area that may have an impact, etc.
Drive – drive through the area(s) you are interested at several different times during different times of the week. You can notice things such as congestion, noise, and parking (especially important in townhome and conod communities where guest parking can be limited)
Talk – if you feel inclined talk to some of the neighbors. You’ll be surprised how friendly most are and some of the information they can give you that can help make an educated decision.
As I tell buyers on a regular basis, a similar home can most times be found in different areas but if you don’t like the area it will make for a less than fully positive living experience.
Driving through at different times of day can tell you so much. I've been in one local neighborhood that during the workday is quiet and calm. Evenings and weekends it has cars parked in the street, kids everywhere and good deal of noise. For someone looking for quiet, they could be shocked if they only visited during the day prior to moving in.
